Affordability in the Mayfair Property Market

The affordability of the Mayfair property market in 2023 is expected to be challenging. Mayfair is an exclusive neighbourhood in central London known for its high-end properties and luxury lifestyle. The demand for properties in Mayfair has always been high, attracting wealthy buyers from around the world.

In recent years, property prices in Mayfair have been on the rise, fueled by limited supply and strong demand. This trend is likely to continue in 2024.

However, despite the high-end nature of Mayfair house prices, there have been affordable options available for buyers. For instance, the lowest single property sold in the last 12 months was a house in Grosvenor Hill, London W1K 3, which sold for £4,850,000.

Promising Lettings Scenario

The lettings market in Mayfair is equally profitable, with a consistent demand for rental properties. In the past year, a total of 142 flats were let out, and the majority of renters preferred 3-bedroom flats (42.76%), followed by 1-bedroom (26.32%) and 2-bedroom flats (19.08%).

The median rental price for houses per month in the last year (Jan'23 to Dec’23) was £10,340, while apartments were £4,613 per month. This indicates that Mayfair's rental market caters to a wide range of budgets, attracting tenants seeking to experience the essence of London's high-end living.

Interior Design Trends of 2024

In 2024, we’re seeing some dramatic changes in interior design trends – beige tapers off in favour of audacious and saturated colour. The shift to sustainable materials and builds ensues. Patterned statement wallpaper is back – and in surprising places.

Whether designing a newly built apartment or a character property, with the latest interior design trends, you’ll attract more viewings and bolster income. If you’re designing your home to live in, you’ll get to enjoy your styling. Then, when you come to sell, your hard work and unique property will boost interest as people easily visualise themselves living there.

In this article, we highlight the latest interior design trends that will create a cosy atmosphere in your home, make your property stand out in the market, and celebrate the past while embracing the future.

Interior Design Trends of 2024 1

Go Bold

Sold pastel colours, white ceilings, and white woodwork are no longer the norm. Bold single colours now saturate entire rooms, exuding an unapologetic and energetic vibe. These hues boldly cover walls, ceilings, cupboards, and furniture.

That’s not to say softer colours are completely out. The Dulux colour of 2024 is Sweet Embrace, a cool and sophisticated delicate pink hue. This delicate shade brings warmth while being a subtle stand-alone shade. Pair with dark, bold blues and greens for calm, quiet spaces, or add natural, deeper shades for warm, comforting rooms.

Interior Design Trends of 2024 2

Green and blue have significance in 2024 trends, according to Woman & Home’s interior colour trends spotter. Whether a splash or a saturation, these colours evoke calm, peace and tranquillity.

Your Home, Your Sanctuary

Our homes are a place to relax and unwind, but for many, also to work in. An interior design trend for the coming year is to create a sanctuary in your home. This may be finding a dedicated space to meditate, read, or relax away from workspaces and technology. Invite natural materials, soft furnishings, and a peaceful palette into your home or outdoor areas; it can become a true sanctuary.

Interior Design Trends of 2024 3

Delightful Decor

Wallpaper is making a comeback. But it’s not always where you’d think. Understairs cupboards, bars, cloakrooms and hallways are getting an injection of fun and surprise with stripes, loose patterns and textures, according to the latest trends report from Living Etc. Easier than ever to set up, and wonderfully resilient over time, it’s a great way to get creative with spaces, choose patterns you love and truly express yourself. Try browsing some of the amazing styles available at lovewallpaper.com or the bold abstracts at Lulu & Georgia.

The bold and expressive trend continues in lighting. Large-scale fixtures and small and intricate sculpture lighting are taking the stage. While some homes control these with smart tech, others opt for classic switches and dimmers as they move away from a smart home.

Furniture designs in 2024 are taking notes from the past. This year, vintage furniture, one-off pieces, and family heirlooms have a place in your space. Tell a story with your furniture, say goodbye to “fast furniture”, and invest in items and antiques that last.

Cosy Spaces

Your home should balance looking good with making you feel good. Although colour is extremely important to a room, welcome cosy and comforting textures to create warm and inviting spaces. Bedroom decor trends this year include adding soft furniture, woven rugs, blankets, and cushions with rich textures. These touches will add warmth to any space, something that is particularly engaging to buyers and tenants.

Interior Design Trends of 2024 4

Your home should spark joy for you, which will for your visitors too. That’s what the dopamine decor trend is about. Outfit your home in colours, textures, patterns and items that bring you joy. There’s no wrong or right way to style this trend, making for endless design possibilities. Fill your home with things you love and create a design that is uniquely you.

Interior Design Trends of 2024 5

Quiet Luxury

Quiet luxury is a blend of classic elegance and innovation. A popular living room decor trend of 2024, the new classic blends smart technology into design using sustainable materials. This interior design trend will revive classic design elements while embracing the modern day.

Sustainable Design

Design duo Joel Wong and Amanda Gunawan suggest a rise in sustainable materials for building and design. Natural materials such as bamboo, cork, reclaimed wood and stone all have a place in the modern home. Add textures, colour and interest with indoor plants for sustainable decor – read more about Wong and Gunawan’s take on sustainable design at their partnership OWIU.

Interior Design Trends 2024

Whether you’re collating ideas for a renovation or a decor update before selling your home, these design trends will guide you in the right direction.

From saturated bold colours to vintage furniture and statement lighting, 2024 is a year for injecting personality and character into your home.

Are New Builds A Good Investment in 2024

Investors enjoy rental income and impressive capital growth – something other investments, such as stocks and shares, don’t provide. Buy-to-let new build investments enhance investor benefits. Reduced maintenance, increased energy efficiency, and easier buying processes are huge tick boxes for those looking for a profitable investment property with less hassle.

We combine our knowledge of the current climate and insights into the new build property market to explore the prospect of investing in a new home as a buy-to-let investment property!

The Rental Market

According to HomeLet, the average rental income in the UK in November 2023 was £1,279 per month, up by 9.63% compared to 2022. A report from Zoopla notes that UK rental demand is 32% above the 5-year average. Coupling the significant increase in yield with a high demand for rental properties indicates property to let as a sound investment.

See Returns, Quickly

A new build property is immediately ready for tenants. Some new builds have integrated appliances supplied, taking the difficulty out of selecting, delivering and installing the appliances after purchase. It means that tenancies can begin without delay and that the quality of the appliances – as well as their design, materials and colours – match the quality of the rest of the property. Having integrated appliances means your tenants won’t need to have their own appliances, or be tempted to install their own, which can cause complications at the end of their tenancy, delays, and the risk of damaging the kitchen, hallways and any shared areas as their bulky items are moved.

Low Maintenance

A new build property presents fewer maintenance costs as everything will be new – carpets, kitchen, bathrooms, paintwork. The structural elements will be covered under the builder's ten-year warranty.

Energy Efficient

Using modern building techniques, new build properties usually have a high energy efficiency rating. Research suggests people are willing to spend 12% more on sustainable products, so an energy-efficient property could be more lucrative than an older property. A survey by Zoopla found that new-builds can save 52% on energy costs over a year. Tenants are likely to be attracted to the cheaper living costs.

The energy efficiency of a new build also saves investors money. The new EPC rating regulations will see landlords of older properties needing to make significant changes to ensure properties fall within the A, B or C rating. Adding features such as heat recovery systems, solar panels, LED lighting, and leak detection systems could prove costly on an older property. A new build is more likely to have a better rating as standard.

Easier to Purchase

Investors buy new build properties directly from the developer. This eliminates a chain, speeding up the buying process.

Increased Capital

New properties are mostly built in regeneration areas or outside towns and cities. These promising locations often become communities with schools, amenities, and excellent transport hubs.

Newly built properties experience price inflation within the first few years. This can translate to higher rents and increased returns. ONS figures for October 2022 showed an annual increase in the average price of new builds of 22.7%.

Fetch Higher Yields

Modern homes in up-and-coming areas are highly desirable to young professionals and families. Such contemporary homes are often close to schools, shopping centres, and transport, enhancing their allure. With desirable properties in their portfolio, landlords reduce void periods and enjoy increased rental yield.

But, Do Your Due Diligence

Buying a new build property has the potential to attract more tenants, reduce void periods, and increase rental income.

However, it’s important to research the company building the property. If you’re buying a property off-plan, you need to ensure there are no delays. Research from New Homes Review reports that 37% of new builds aren’t completed on time, delaying your returns.

Look closely at the developer's website and read reviews on a third-party site like Trust Pilot. Low-quality developers may be more likely to experience delays or even go into administration during the build.

Are New Builds Worth It?

New builds often come at a higher price. Land Registry Data found that they can cost 23% more. While developers may offer perks, they’re unlikely to negotiate. However, new builds can fetch a higher yield as people are willing to pay more for a premium property. Investors will also enjoy reduced void periods and see returns from day one.

Architectural Elegance Redefined: Exploring Modern Homes, Character Properties and Masterpieces By Notable Architects

For some, property is more than a home; it’s art. It’s a space to showcase creativity, a space to display passions. We explore homes currently on the market, from charming character properties rooted in history and modern masterpieces characterised by clean lines and natural light to striking architectural designs.

The Allure of Modern Homes

The allure is often characterised by carefully balanced compositions, clean lines, and natural light. Modern homes embrace minimalism. Mass-produced glass, steel, cast iron, and reinforced concrete opened up opportunities for architects to experiment with new materials, leading to the latest trends in contemporary home design we see today.

In modern designs, geometric forms create balance, while asymmetrical shapes lend to a more natural feel. Open-plan living emphasises flexibility and fluidity of space, and large windows welcome natural light. Rooted in modernist principles, contemporary homes hugely focus on simplicity and functionality over ornateness.

Contemporary homes often integrate technology and sustainability into the build. By incorporating eco-friendly principles such as green roofs, rainwater harvesting, and renewable energy, they’re more cost-effective to run with green credentials.

The Charm of Character Homes

Steeped in history, character properties exude charm with its traditional craftsmanship and unique features. Characterised by ornate fireplaces, exposed beams, sash windows, hardwood floors, distinctive layouts, closed rooms, and high ceilings, these homes provide a connection to the past.

From the steeply pitched roofs of the Victorian period and the symmetry of Georgian homes to bold geometric forms of Art Deco buildings and white-painted stucco facades of the Regency style, each property reflects its time in history.

As values and beliefs in society changed, property requirements and design did, too. For example, without the middle-class demand for servants like in the Victorian and Georgian residences, Edwardian homes were smaller and usually without cellars. Character properties were mostly made from locally sourced brick, stone, timber and cob, as sourcing and moving materials from afar was difficult.

As you may have guessed, period properties don’t have modern technology and materials to drive energy efficiency. However, there are ways to make a character property more energy-efficient and modern while preserving history. Grade-listed properties need to seek permission to make adaptations. Non-listed properties can make changes but are advised to keep in line with the style to preserve history and property value.

Traditional craftsmanship built the property, and maintenance may need to be handled by a specialist. This investment will preserve heritage to help increase the investment as the value of a well-maintained character building rises over time.

Choosing Your Character, Modern or Architecturally Designed Home

Choosing between a charming character home with period decor, a sleek modern home or an architect-designed home isn’t simple. Each option has benefits and drawbacks.

When properly maintained, character homes can fetch a good return as homebuyers look to own a piece of history. Any updates to a period home should be carefully planned, with permissions where necessary, to maintain or increase the value.

Modern homes are easier to maintain with easy-to-source materials; they’re often more energy efficient, too. Architect-designed homes can be an acquired taste. However, the right buyer will be willing to invest in art.

Whether you’re looking for a modern masterpiece, a charming character home, or an architectural design to turn heads, BHHS London is ready to help you. Feel free to contact us to discuss what would suit you best.

Choosing Between A House And An Apartment
  • By 2030, London’s population will increase to 9.4 million.
  • Tiny house movement advocates for the simplification and downsizing of homes.
  • Rising costs, the environment and the supply of property all drive the desire for small homes.

With high demand for housing, increasing populations, and a desire for financial freedom and to go green, there is a move toward small-space living in the UK. Expertly thought-out storage solutions, an eye for design and muti-functional furniture can make the move to a smaller property seamless.

Tiny House Trend

Compact Living Lifestyle

Compact living is a lifestyle that champions simplicity, quality, and mindfulness. Through carefully thinking about light and creative design solutions, tiny homeowners can get the most from each square foot of space. Lifestyle and values propel this movement, as those opting for small spaces seek to live with fewer possessions, creating room – both physically and financially – for more meaningful priorities.

The tiny house movement is not a new phenomenon. It has a solid connection to Henry David Thoreau’s book, Walden, which is a meditation on simple living. Today, numerous books and TV programmes depict this lifestyle.

Compact Living Lifestyle

Small Space Living On A Trajectory

A growing number of people residing in the same area pose a challenge that cities face worldwide. By 2030, London’s population is expected to increase to 9.4 million. As property in urban areas dramatically outstrips demand, prices of homes in major cities have been on a steady incline, estimated to rise by 13.9% by 2028.

The tiny home movement advocates downsizing. Some buyers downsize due to the rise in rates and the cost of living. Others prioritise charm and style over square footage and use creative thinking to uncover new design opportunities. Small-space living is prevalent in cities all over the world. Notably, Tokyo’s average apartment size is just 19.1 square meters, compared to a median of 43 sq metres for London apartments.

Small Space Living On A Trajectory

Small Space, Ample Opportunities

While the space may be small, the benefits are significant.

Financial

Micro properties generally come at a lower price, with reduced mortgage payments, utility bills and maintenance costs. For homeowners, the financial freedom from living in a smaller home equates to more holidays, time off with family, and less pressure on work.

Environmental

Household emissions of greenhouse gasses account for 26% of total emissions in the UK. Choosing a smaller house to heat dramatically reduces a homeowner's contribution to the figures. Living a simpler life in a smaller space leads owners to make purchases more mindfully and only what they need. This approach to consumption is less impactful on the planet.

The power of less

When there’s significantly less space to store possessions, micro-property owners naturally prioritise quality over quantity. That doesn’t mean to say the properties are void of things, but everything in the property is high-quality and purposeful.

Interior Design Tips For Small Spaces

From mixed-use furniture to creative lighting and colours, tiny spaces spark ingenious ideas and innovative thinking. Smaller homeowners can get the most from every inch of a small property by perfectly blending beauty and function.

Dual duty spaces: Doubling up spaces and seamlessly transforming them for another purpose is vital to small-home living. Consider a wall-mounted bed to transform any room into a bedroom easily. Add flexible dividers such as curtains and free-standing screens to zone off areas.

Functional furniture: Multi-functional, necessary furniture is desirable for any tiny home. Small room furniture ideas include fold-out desks, sofa beds, ottomans, and folding dining tables. Floating furniture also creates a feeling of space and openness.

Light and colour: Enhance natural light in the small space with mirrors and lightweight curtains. Select a neutral main pallet with impactful colours to add personality and interest.

Storage solutions: Whether an ottoman bed or clever shelving, storage solutions must be well-planned and well-organised for a functional, tiny home. Choose storage shelves to create a feeling of openness. Keep shelving and cupboards tidy, with a place for everything and everything in its place.

Optimise each room: Each space in a tiny home should balance functionality and style. There are endless opportunities to optimise every room or area with interior design tips for small spaces.

Bedroom: Beds with under-bed storage help reduce clutter and create a sense of order, while lofted beds maximise vertical space. Avoid beds with a footboard as they take up more precious floor space without serving a function. Consider wardrobes with sliding doors and incredible organisation solutions.

Living room: Tiny homes are inherently cosy, as a living room should be. Create a sense of warmth and personality by choosing the right size furniture, wall art and neat shelving—zone areas with rugs or room dividers.

Kitchen: Choose internal organisers in drawers, pull-out counters, and floor-to-ceiling cabinets to maximise space in the kitchen. Carefully consider essential appliances and select minor versions where possible.

Choosing Between A House And An Apartment

In the bustling and competitive London real estate market, buying a home can be a joyful experience but is also fraught with challenges at times. Prospective homebuyers often encounter problems on the way, calling for a more strategic and adaptive approach.

This article explains the most common setbacks you may encounter and reveals some practical steps to adapt your strategy for a better buying experience.

Adapting To Setbacks When Youre Buying A Property 1

Common Setbacks In Home Buying

Navigating the property market, especially in an environment like London, can present significant challenges for prospective homebuyers.

Financial Challenges:

  • Unexpected Costs: The journey from property interest to ownership is often dotted with unforeseen expenses. Having a financial buffer is crucial to get through these unexpected expenditures without derailing your purchase. For example, repairs, maintenance issues, or additional closing costs may arise during the process. By being financially prepared, you can address these unexpected costs seamlessly, ensuring a smoother transition from property interest to ownership.
  • Mortgage Approval Issues: Securing a mortgage can be complex, with lenders scrutinising your financial health, credit history, and the property’s value.

Property Valuation Discrepancies:

  • Sometimes, there can be a significant discrepancy between the offered price and the property’s valuation. Lenders may be reluctant to approve a mortgage for a property valued lower than the purchase price, expecting either a renegotiation with the seller or additional financial input from the buyer.

Legal and Regulatory Hurdles:

  • The legal processes can be daunting. Issues such as disputes over property boundaries, unresolved planning permissions, or complex leasehold agreements can stall the buying process, demanding additional time and resources.

Property Condition and Survey Issues:

  • A detailed property survey might show issues like structural defects, dampness, or repair works to be completed.
  • These findings can be a setback, prompting further negotiations or even leading buyers to reconsider purchasing.

Bidding Wars and Lost Bids:

  • In a competitive market like London, bidding wars are commonplace.
  • Losing a bid, especially on a property you had set your heart on, can be disheartening and disrupt your home-buying dreams.

Adapting Your Strategy: Practical Steps

Increasing the chances of a successful purchase involves planning and being able to adapt. The following steps can make a big difference in your experience when encountering setbacks.

Review Your Budget:

  • Always allocate a portion of your budget for unforeseen expenses.
  • Re-evaluate your mortgage options and explore alternative lenders or the possibility of changing your mortgage type and terms.

Expand Your Property Search:

  • Explore alternative locations and property types to discover hidden gems and potentially more affordable options without compromising on amenities and lifestyle.

Secure Professional Assistance:

  • Work with a seasoned Central London estate agent, especially one with expertise in the market, to provide valuable insights and assistance in working through the complexities of buying a home.
  • Consult a financial advisor to guide you through budget management, mortgage applications, and strategies to navigate financial setbacks.

Legal Preparedness:

  • Equip yourself with a basic understanding of UK property laws to pave the way for a smoother transaction and safeguard against legal complications.
  • Employ a solicitor early to help with all your legal documentation, conduct necessary searches, and handle the conveyancing process.

Moving Forward: A Resilient Buying Approach

The path to homeownership is seldom without challenges. Developing a resilient buying approach helps get you through potential setbacks while making informed and strategic decisions. Here’s our advice to bolster your approach:

Embrace Flexibility in Decision-Making:

  • Adapt your strategy in response to unexpected challenges or new opportunities.
  • We recommend balancing emotions with logic to make informed and strategic decisions (can be hard at times, but helps in the long run!)
  • There’s always another deal and always another property.

Continuous Learning and Staying Updated with the Market:

  • Keep abreast of market trends, property values, and developments within the London property market. Using online resources, attending webinars, and subscribing to property newsletters can provide valuable insights and inform you of market dynamics.
  • Sign up for property apps and online platforms like the classic RightMove and Zoopla – but you can also try apps like AroundMe to see what’s nearby, and Houzz to work out what you can do to upgrade the property. These will help streamline your property search, compare market prices, and explore virtual tours to ensure you negotiate and transact from a place of strength.

Building a Support Network of Professionals:

  • Engage with professionals like estate agents, solicitors, and financial advisors.
  • Participate in local forums and communities to share experiences, gain insights into the local property scene, and enhance your knowledge and support system.
